Multi-Building Masonry & Plaster Self Storage Facility – Phase 1 & 2.

Challenge:
This project was built is in two phases because of Client concern about product absorption. In addition, this Developer was interested in keeping phasing costs to a minimum.

Notable Fact:
Pacific Construction Group came up with a phasing plan that allowed for completion of the Phase II foundation and slab work that would require a minimum amount of retrofit work for the Phase II building. In addition, the Developer was able to utilize this phase II area for RV parking in the short term.

Carlsbad Self-Storage

Three Story Self Storage Facility, Including Site Work & Demolition.

Challenge:
This was the second of 5 high-profile Self Storage projects that PCG completed for this client. The client was a private investment company that had not developed storage product before. They relied very heavily on PCG for the accuracy of its early estimates and for significant parts of the overall development pro forma.

Notable Fact:
PCG began working with this client at an early stage of the pre-development phase of the project and helped process the plans through the various city agencies from the first submittal to the issuance of a building permit. PCG acted as the “development manager” as well as the contractor for this project.

Los Alamos Self-Storage

Single Story Self Storage Facility.

Challenge:
PCG was instrumental in making this project a reality. The developer purchased the site in conjunction with a much larger retail land acquisition. He originally did not have an interest in this portion of the property or in the development of a self-storage project but was required to make the land purchase to consummate the deal for the larger retail parcel. PCG’s self-storage experience and expertise gave its client the comfort to proceed with what became a successful self-storage development.

Notable Fact:
PCG was able to assist the developer with the project pro forma and took a lead role in the assembling of the various development consultants. The architect, self-storage consultant, construction lender, and property manager were hired based on the recommendation of PCG.

Chatsworth Self-Storage

3 Masonry & Plaster Self Storage Buildings.

Challenge:
This project was purchased by a developer with plans completed and permits ready to issue. PCG was selected by the buyer to review the existing plans and subcontractor bids for accuracy and reliability. PCG completed the project on an “open book” negotiated contract basis.

Notable Fact:
After commencement of construction, PCG was asked to revise the scope of work in a substantial way causing a significant disruption to the construction schedule and an impact on the construction budget. PCG was able to minimize the negative impact caused by the changes as a result of its project management expertise and solid subcontractor relationships.

Plummer’s Retail

Tilt-Up Retail Building.

Challenge:
Plummer’s was a “build to suit” client for the developer of the Murrieta Home Center. Plummer’s purchased the pad and designed their own building. PCG needed to develop a new relationship with them as they were not required to contract with us as the master site contractor. We were successful in negotiating an “open book” construction contract for this project.

Notable Fact:
Our successful efforts in the completion of the Plummer’s “shell” building resulted in an additional PCG contract for the completion of the interior work.

Ontario Home Center

Six Building Retail Center.

Challenge:
PCG proposed to work with this developer on his first “major” retail project on an “open book” negotiated contract basis. There had been a level of trust established between the developer and PCG from a previous working relationship and PCG was awarded the site, shell, and tenant improvement work.

Notable Fact:
PCG saved the developer over $400,000 in construction costs on this project. This was accomplished through tight sub-contractor bidding and strict adherence to the construction schedule.

Murrieta Home Center

Showroom Commercial Tilt-Up Project.

Challenge:
This project required PCG to prepare a full cost breakdown for the bank well in advance of bidding the actual finished plans. PCG needed to be very accurate in its early budgeting and cost estimating for the developer and his bank. At the completion of the project plans, PCG’s proposed guaranteed maximum price came in below the original budget forecast.

Notable Fact:
There were several pad sales completed with individual retailers that were not part of the developer’s original build out. PCG was able to negotiate and secure those additional construction contracts for the shell and tenant improvement work. This required extensive coordination as PCG worked for multiple clients simultaneously on the property.

Aliso Viejo Town Center

Two Story Wood Framed & Steel Office/Retail Facility.

Challenge:
This building was constructed in the midst of an existing large scale Retail Center with several Big Box retailers, a theatre and multiple restaurants. The project presented a significant coordination challenge to minimize disruption to the surrounding businesses.

Notable Fact:
This project combined a unique combination of 1st floor Retail and Restaurant uses with 2nd floor corporate offices.
