Plummers Furnishings

Plummers TI at the Murrieta Home Center.

Challenge:
Plummers was a “build to suit” client for the developer of the Murrieta Home Center who purchased the pad and designed their own building. PCG needed to develop a new relationship with them as they were not required to contract with us as the master site contractor. We were successful in negotiating an “open book” construction contract for the project.

Notable Fact:
Our successful efforts in the completion of the Plummers “shell” building resulted in an additional PCG contract for the completion of their interior improvements.

Austin Johnson

Interior TI at Austin Johnson Corporate Headquarters.

Challenge:
PCG completed the shell and site construction under a separate contract and was hired by the owner to finish the interior tenant improvements. PCG worked with both an out-of-state architect and in-house design team that was highly creative and on a tight schedule for completion. PCG worked extensively with the owner and its designers in reviewing a wide array of product types and methods of construction. It was the owner’s desire to complete the office space in a very non-traditional way that required PCG to be extremely flexible and open to new ideas.

Notable Fact:
This client is an interior design firm whose major business client is The Irvine Company.

Interior TI at Cornerstone Office Building.

Challenge:
PCG completed the site and shell portion of this building and was directed to the tenant by the Owner. The tenant hired a local interior design firm that developed a very sophisticated design.

Notable Fact:
Due to the unusual nature of the design, PCG worked with unique construction methods and materials to complete this project.

6 Building Wood Framed & Plaster Office Park.

Challenge:
The project architect interviewed several builders for the developer and PCG was able to secure the contract. PCG had been the architect’s “contractor of choice” for the project and this helped immensely in PCG securing the work.

Notable Fact:
This Developer generally performs his construction with “in-house” forces. However, due to an unusually busy schedule with other projects, they chose to go outside and to contract with PCG on a negotiated basis. This was quite an accomplishment by PCG and required a special effort to accommodate a client that was accustomed to being his own builder.

8 Two-Story Office Condos.

Challenge:
This was a negotiated construction contract with a small Orange County developer. The client relied on PCG for value engineering and the complete management of all construction related issues starting from the initial design. PCG worked closely with the architect to develop a final project design.

Notable Fact:
This was a “for sale” project and PCG was closely involved with the developer in moving each of the various purchasers through the escrow process. PCG built out the majority of the tenant improvement space for the buyers and was truly an asset to the developer in bringing the project to a successful closeout.

Two & Three Story Office Buildings.

Challenge:
This was a two-phase, three building commercial office project where the first phase consisted of two, two-story buildings and the second phase a 3-story office building.

Notable Fact:
Phase II was constructed with a minimal amount of staging area and very limited casting area for the three-story, 42-foot high exterior tilt-up concrete wall panels.

Challenge:
This project was the first of this client’s development portfolio. PCG helped him select the architect and the civil engineer for the project and assisted him with the construction budgeting from its inception. PCG negotiated an “open book” contract for the construction and finished the project under budget and ahead of schedule.

Notable Fact:
As a result of our performance on the shell and site work, PCG was able to secure all of the tenant improvement contract.
